SCI’s $17.7B Backlog Is Doing the Rate Work

The market keeps searching for defensive allocations that can actually absorb late-cycle rate volatility without surrendering margin. Service Corporation International (SCI) offers a less-discussed answer: a deferred revenue structure so large it functions as its own rate buffer.

The Department of War Is on a Gold Mine’s Filings

On May 21, 2026, the board of a federal bank voted unanimously to lend nearly $3 billion to build a gold mine on American soil. Congress got 25 days notice. Nobody objected.

Final papers are expected in the second half of this year. The day that ink dries, three things happen at once:

funding risk goes to zero, the U.S. government becomes financially fused to the project, and Wall Street re-rates the stock from speculative developer to federally backed strategic asset.

One more detail. The company’s own filings cite “substantial support and partnership from the Department of War,” a phrase we’ve never seen on a gold project. The reason: alongside its gold, the deposit holds a metal China formally banned from export to the United States. The only domestic reserve in the country.

The company is about one fiftieth the size of Newmont.

SCI’s preneed backlog stood at $17.7 billion at September 30, 2026. That figure matters in a specific way most coverage skips over. The backlog is trust-funded and insurance-funded, meaning the assets inside it compound with market rates while the revenue is only recognized later, at time of need. When rates stay elevated, those trust assets earn more. When rates fall, the deferred recognition cushions the revenue drop. Either way, the business doesn’t trade the rate cycle the way a bank or a REIT does.

Q3 2026 made that dynamic visible. Interest expense came in at $65.0 million, down from $65.7 million in the prior year, as lower floating-rate costs more than offset higher balances. At the same time, revenue reached $1,107.3 million, up 5% year over year, and GAAP EPS jumped 24% to $1.03. A rate environment that is punishing leveraged balance sheets elsewhere barely registered on SCI’s income statement.

The preneed pipeline is also growing faster than at-need volumes are softening. Comparable funeral preneed sales production rose 6% and cemetery preneed sales production increased 5%, reinforcing what management calls a deferred revenue pipeline of increasing quality. Operating cash flow reached $296.8 million, up $44.5 million, and free cash flow guidance of approximately $750 million was reaffirmed.

The honest pushback is volume. Comparable core funeral volume declined 0.5% in Q3 and 3.1% year to date, while the cremation rate increased about 60 basis points. Cremation carries a lower average revenue per service than traditional burial, and that mix shift is a slow-motion margin headwind. Margins were also pressured by higher healthcare costs, higher selling compensation, and increased advertising and marketing expenditures supporting preneed sales growth. Management expects these elevated costs to continue into Q4.

Still, the capital return picture is hard to dismiss. SCI’s dividend yield is about 1.9%, supported by a payout ratio around the mid-30% range and a three-year dividend growth rate around 8%. Q4 2026 adjusted EPS guidance stands at $1.10 to $1.20, with full-year adjusted EPS now expected between $3.94 and $4.04.

Traders watching SCI ahead of the Q4 release should track two things: whether preneed production sustains its mid-single-digit growth rate, and whether the spread between floating-rate costs and trust asset yields widens or compresses as the Fed navigates its next move. The average analyst price target is around $100.67, implying meaningful upside from recent levels. The backlog is the floor. The rate environment, for once, is not the ceiling.

The Fed’s next move is the variable SCI’s trust assets are most exposed to. Fiscal deficit arithmetic compounding at the long end of the curve sets the ceiling on how far trust yields can run.
